About House of Gaines
In 2021, I founded House of Gaines LLC for the management of real estate assets. Real estate first appeared on my radar when I started working alongside two great friends and mentors at Aptive Environmental in 2019. Walking me through their investments and projects, I recognized the opportunity that resided in real estate. Rich Dad, Poor Dad was all it took to put the nail in the coffin. With the encouragement of my mentors, I founded House of Gaines LLC and began my real estate journey.
This was the first home I purchased at the start of my senior year of undergrad in Utah. It is a 6 bed/ 2 bath house with mother-in-law apartment that I converted into a nonconventional duplex. It required much more work than I expected, but I learned much more than I expected as well.
Right as I moved to Chapel Hill for pharmacy school at UNC, I purchased this move-in-ready townhome. With its location on the bus line to UNC, this 3 bed/2.5 bath townhome is situated in a high demand area and is great for college students.
This condo doesn't look like much, but it's the investment I'm most proud of to date. After knocking on this door and getting the owner's info from the current tenants, I negotiated terms with the owners that ended up seller-financing the transaction. The terms worked great for the previous owners as well as myself. With some creativity and communication, it became a win-win all around.

This was my first rehab using the BRRRR method. I submitted an offer for purchase in between classes and facilitated the rehab all during the fall semester of my second year in pharmacy school.
